The cheapest home repair is the one you never needed. Regular maintenance prevents most emergency repairs — but only if it actually happens on a schedule. Here's a season-by-season guide to the tasks that pay back many times their cost.

Spring (March–May): AC tune-up before cooling season, gutter cleaning, pressure washing of exterior surfaces, deck inspection and re-seal if needed, landscape refresh, pest control (seasonal), window cleaning, and a full exterior walk-around to identify winter damage. Most of these run $99–$300 each through a starting-at-$99/hour service provider.

Summer (June–August): Schedule exterior paint touch-ups (best weather for paint work), chimney sweep (off-season, before fall demand), roof inspection, HVAC filter changes, landscape maintenance, and pool service if applicable. Summer is the right time for exterior projects you've been deferring because weather cooperates.

Fall (September–November): Heating system tune-up before the season, gutter cleaning (post-leaf-drop), weatherstripping and caulking, outdoor plumbing winterization, storm prep, and a final lawn care round. Fall maintenance is the single most valuable season for preventing winter emergencies.

Winter (December–February): Interior projects — painting, drywall repair, flooring, handyman punch lists, and any indoor renovation work. Winter is the best season for indoor services because crews have capacity and you're not working around outdoor project timing. Also: pipe freeze prevention if you live somewhere cold.

Annual tasks regardless of season: smoke detector battery replacement, HVAC filter changes every 30-90 days, water heater inspection, whole-house deep clean at least annually.

The math is simple. A $150 annual heating tune-up prevents most of the $2,000-$8,000 emergency heating failures. A $200 annual AC tune-up does the same for cooling systems.
