A new roof is one of the largest home maintenance expenses most homeowners face. Costs vary enormously based on material choice, roof complexity, tear-off requirements, and regional labor costs. A homeowner shopping roofing bids needs a framework for evaluating what a 'fair' bid looks like — otherwise the $8,500 bid and the $19,500 bid for 'the same roof' both look plausible. This guide provides the pricing framework for 2026 residential roofing.

The basic math. Residential roofing is priced by 'square' — a roofing term for 100 square feet of roof area. Your roof area is not the same as your house footprint — a 2,000 sq ft house typically has 2,400-3,500 sq ft of roof area depending on pitch and overhangs. The roof area is what gets shingled. Typical 2,000 sq ft house: 25-35 squares of roofing. Typical 3,000 sq ft house: 35-50 squares.

Asphalt shingle cost ranges (2026). Standard 3-tab asphalt shingles: $350-$500 per square installed. Architectural (dimensional) asphalt shingles, mid-grade: $450-$700 per square. Premium architectural shingles (CertainTeed Presidential, GAF Timberline UHD, Owens Corning Duration): $550-$850 per square. These ranges include tear-off of existing, underlayment, ice-and-water shield at eaves, new drip edge, standard ridge vent, and standard flashing. A typical 2,000 sq ft home roof: $10,500-$23,000 for asphalt shingles depending on grade.

Metal roofing cost ranges. Standing-seam metal: $1,000-$2,000 per square. Stone-coated steel: $800-$1,500. Corrugated metal (budget): $500-$900. Metal installs 2-3x the cost of asphalt but lasts 40-70 years vs asphalt's 20-25. Cost-per-year comparison often favors metal on long-term ownership, but the upfront cost difference is significant. Typical 2,000 sq ft home: $25,000-$50,000 for standing-seam metal.

Tile roofing cost ranges. Concrete tile: $900-$1,800 per square. Clay tile: $1,200-$2,500. Tile roofs have 50+ year life and are common in warmer climates (Southwest, Florida). Installation requires stronger structural support than asphalt (heavier material), which may add cost on homes not originally designed for tile. Typical 2,000 sq ft: $24,000-$50,000 for concrete tile.

Slate roofing cost ranges. Natural slate: $1,500-$4,000 per square. Synthetic slate: $900-$1,800. Slate is premium material with 75-150 year life. Requires specialized installers; cost varies by installer expertise. Typical 2,000 sq ft natural slate: $40,000-$100,000+. Specialty trade not within scope of most general roofing companies.

Pitch surcharge. Steep pitch (8/12 and above) adds 25-50% to roofing cost due to safety requirements, slower work pace, and specialized equipment. Very steep pitch (12/12 and above) can add 50-100%. A 2,000 sq ft roof on a walkable 6/12 pitch home costs significantly less to roof than the same area on a 10/12 pitch. Factor pitch into the cost expectation.

Complexity surcharge. Simple roofs (rectangle, one ridge, few penetrations): baseline pricing. Multiple roof sections, dormers, skylights, multiple chimneys: 10-25% surcharge. Custom architectural features (turrets, bay windows, complex ridges): 25-50%+. Complexity means more flashing, more detail work, more time.

What's included in a legitimate bid. Tear-off of existing roofing: $50-$150 per square. Disposal: $200-$800 total. Underlayment (synthetic or felt): $50-$100 per square. Ice-and-water shield at eaves and valleys: $100-$200 per square where applicable. New drip edge: $100-$300 total. New ridge vent or equivalent: $200-$600 total. Shingles: see material ranges above. Flashing at chimneys and walls: $150-$500 total. Permit: $200-$600. Labor: included in per-square pricing. A bid that excludes any of these is not comparable to a complete bid.

What's extra. Decking replacement (discovered during tear-off): $65-$110 per 4x8 sheet. Chimney reflashing: $400-$800. New skylight: $500-$2,000 installed (plus skylight cost). Attic fan or vent upgrades: $300-$800. Gutter replacement (often done simultaneously): $10-$25 per linear foot. Ridge cap upgrades: $100-$300. Cricket flashing at chimneys: $300-$600. These are legitimate extras that often appear during the project.

Insurance claim math. When insurance is paying (storm damage, hail, wind), the 'cost' from your perspective is the deductible plus any non-covered upgrades. The insurance company pays the contractor based on an adjuster's scope — typically close to market rate for the specified work. The contractor bills the insurance directly or invoices you and you're reimbursed. Never sign assignment of benefits (AOB) arrangements transferring your claim control to the contractor. Regional cost variation. Northeast: upper end of national ranges (high labor, complex permitting). Southeast: middle of ranges (significant seasonal volume, hurricane-related insurance). Midwest: lower end (lower labor costs, typical market pricing). Mountain West: middle (labor costs moderate, weather complexity). Pacific Northwest: upper-middle (high labor cost). California: upper end (high labor, strict code requirements). Southwest: middle (tile common, warmer-weather complexity). Comparing three bids. Use the per-square math to compare. A $18,000 bid on a 30-square roof = $600/square. A $12,000 bid = $400/square. A $24,000 bid = $800/square. Against the architectural-grade range of $450-$700/square, the middle bid looks legitimate, the low bid is suspicious, the high bid may include premium materials or complex work warranting the premium.

Pricing games. The $499/square special with fine print about various 'additional costs.' The 'free inspection' leading to inflated quote. Warranty as part of the price. Manufacturer warranty on shingles runs 25-50 years but is pro-rated and has specific conditions. Workmanship warranty from the roofer typically 5-10 years. Some roofers offer extended workmanship warranty as a premium option. A roofer with a 1-2 year warranty on workmanship is signaling low confidence in their own installation. Choose roofers with 5+ year workmanship warranty.

Financing. Most roofing companies offer financing through third-party lenders. Read the terms — some 'no payments for 18 months' offers have high accrued interest. A conventional home equity loan often has better terms than contractor-affiliated financing. Specifically for storm damage, the insurance settlement typically funds the work — no financing needed.

Timing and scheduling. Roofing contractor busy season is late spring through early fall in most markets. Winter roofing is possible in moderate climates but more expensive due to weather risk. Emergency tarp work is available year-round. For non-emergency replacement, booking in late summer for early-fall work often gets the best combination of availability and weather.
